What you can actually buy with this budget

It is worth adjusting expectations early rather than late. Below €100,000 in Tuscany you do not buy a villa with an olive grove: you buy an apartment or a loft inside a borgo, usually between 33 and 70 m², often in a restored historic building. It is excellent product for rental and for personal use in season, and it is exactly the kind of property the local market absorbs well.

The area matters as much as the price. Our inventory is concentrated inland in the provinces of Pisa and Livorno, not on the tourist coast nor in Florence or Siena. That is where the price per square metre is still reasonable and where rental demand does not depend solely on the August peak.

The buying process in Italy, step by step

  1. Codice fiscale. The Italian tax identifier, essential to sign a deed.
  2. Proposta and compromesso. Offer and preliminary contract, with a deposit.
  3. Due diligence. Title, charges, planning and cadastral status.
  4. Rogito before a notaio. Public deed, in person or by power of attorney.
  5. Registration and handover. Recording and keys.

We coordinate each stage with the local agency and notaio; the detail is in how it works.

Risks specific to the Italian market

The two that come up most: the planning and cadastral status of older properties, where an unregistered renovation can complicate the deed — which is why due diligence is non-negotiable — and the short-let regulation, which varies by comune and can constrain the rental model. On top of that come transfer costs, which in Italy are not trivial and have to be budgeted from the start.

FAQ

Frequently asked questions

Yes, there is no restriction for buyers from the European Union, and for others the principle of reciprocity applies.
The purchase is taxed mainly through the registration tax, which varies depending on whether it is a first or second home and whether the seller is a private individual or a company. There are also notary and registration costs.
Yes. It is the Italian tax identifier and it is essential to sign the deed. It can be obtained without residing in Italy, through the consulate or by power of attorney.
It depends on the municipality and the status of the property; short-let regulation varies by comune. We review it in due diligence before any reservation.
Not necessarily. The signing before a notaio can be done by power of attorney, coordinated with local partners.
In Italy we work with a local agency that sources the product and our remuneration comes from commission; in Paraguay we provide full advisory with a fixed fee. In Spain, with the first opportunities in preparation, we will announce terms when they are published. It is explained in the service.
